Self-sufficient Finca in Galicia, Northern Spain

Situated in a beautiful location at the foot of the mountains in an area renowned for its forests, lakes and waterfalls.

The L-shaped house is set back from a country road, half a kilometre from the village of Caroi which has a bar and a church. It is 7 kilometres from Cerdedo which has shops, a supermarket , bars and restaurants.

The picturesque provincial capital of Pontevedra is 28km away and the coast just a couple of km further.

The typical granite House was renovated 2 years ago and has a new tiled roof insulated with wood and 5 cm of cork. 3 skylights give light to the large loft that houses the 3 hot water tanks and electrical equipment.

The double-glazed Entrance Door leads into the `Galeria` or conservatory (approx ) with 3 almost full-length windows. All the new windows are double glazed. There are 2 ceiling lights.

Double half-glazed (reeded glass) doors opposite lead into the large Living Room (approx 6 m square) with a new eucalyptus wood floor and a raised office/library corner. There are 3 windows overlooking the mountains to the North, the orchard and the Permaculture garden. There is a large wood burning fire in a feature marble fireplace. There are 2 radiators, 4 ceiling lights and numerous electricity sockets.

An archway near the fireplace leads to the bedroom wing. The Master bedroom has a fully-tiled en-suite bathroom with bath (shower over), vanity wash-hand basin, bidet and toilet.

Second bedroom

Fully-tiled Bathroom with shower, toilet and vanity unit.

Dry composting toilet with the collection chamber in a room below.

An archway from the Galeria leads to the rustic Kitchen, with marble worktops supported on rustic brick pillars. There are 3 double sockets, a stainless steel sink and a walk-in pantry. The sale includes an almost new gas cooker.

A door at the back of the kitchen leads into the utility room with a double power point, a small wash hand basin and plumbing for a washing machine. The well is below. Steps from here go down to the woodstore and a further door leads into the Greenhouse which has light, sockets and water. There is a U-shaped raised bed around it. A glazed door leads to the rear of the property and the barn.

Steps up from the greenhouse lead to the large (6x6 m) sleeping loft with cork-tiled floor.

The barn is partially converted for further accommodation, with drainage and electricity partially installed. It has provision for a large living area, with roof-light, 2 bedrooms and showers and washing facilities, all of which need completing.

A high metal door beside the barn leads into the orchard. There is a walled area of land in the corner of the property, and a further small (approx 200m2) of land beyond the wall.

The Land
The property is enclosed by a low wall topped by a 2m fence on 3 sides. Wrought iron gates lead from the road into the property and a concrete drive curves to the large double garage which also houses the equipment for the 4 photovoltaic panels mounted on the garage roof and the 1.5Kw wind turbine mounted on a 16m tower beside it. There are flower beds and a solar hot water panel. A sunken patio is in front of the house, and a tall metal door at the side leads to steps down to a further room below the house and to the terraced vegetable garden with a Horreo, a typical feature of Galicia for the storage of winter crops. The vegetable garden also has soft
fruits.

A gate near the bottom corner of the house leads to the orchard, with apple, pear and fig trees. There are several sweet chestnut trees and a small hazel bush in the vegetable garden. A large henhouse is under the house, with a door into the orchard. This also houses the large twin-chambered toilet container, which should only need emptying every four years, when the contents have composted and are ready to be put on the garden. There is a large bio-digesting septic tank in the orchard.

At present the out-goings on the house are zero, and the house is designed to be self-sufficient. Completion of the barn conversion should give income potential, whether as a letting holiday unit, for simple sleeping accommodation for hikers or for residential courses with simple accommodation.

Offers over £120,000 invited.
